Real Estate is not like the others.
The big portals already own every search for homes for sale. They have the feed, the app and a budget no local agent will match, and an agency selling you those searches is selling you a fight you lose.
What the portals cannot own is a name and a street. A seller lines up two or three agents, sits through the presentations, then goes home and searches each name. That search is the second interview, nobody tells you it is happening, and it decides who gets the listing.
The other half is the street itself. People choose where before they choose who, so the searches worth having are about a subdivision, a school zone, and what a house on that block sold for.

Your own profile, not the brokerage's
Most agents are one line on the office listing and nothing more. You are allowed a profile under your own name, at the office address if your broker agrees, or with the address hidden if you work from home. Setting that up properly is the fastest thing on this page.
Reviews asked for at the closing table
A closing is the happiest hour your client will ever have with you, and most agents let it pass. Weeks later the ask feels awkward and never happens. We move it into the closing itself, so a name search finds something recent.
The listing pages are hurting you
Most agent sites carry a feed that spins up a page for every home in the county, copied from the same source as every rival's site. Homes sell, the pages go stale, and Google reads the whole site as thin. Cutting them back is a bigger win than any page we could add.
Neighborhoods, not your service area
A page saying you cover the whole metro ranks for nothing. A page about one subdivision, with what sells there and the schools it feeds, can hold its place for years. We build them for the places you already list in, one at a time.
Finished before the spring season
Listing season is short and it opens earlier than most agents plan for. Anything we change in March takes months to be worth something, and by then the sellers have chosen. The profile, the reviews and the first pages get done over the quiet winter.

Can we beat the portals for homes for sale in our town?
No, and we would not take your money trying. Those searches belong to the sites with the feed. What you can win is your own name, the seller side searches, and the neighborhoods you actually list in.
We are on a team at a large brokerage. Whose profile is this?
Yours. The brokerage has its own listing and it should. An agent is allowed a separate one under their own name, and that is the one a seller finds after meeting you.
Almost all our business is referrals. Is search worth anything to us?
The referral gets checked before the call. Somebody passes your name along, the seller searches it, and what comes back either backs the referral up or quietly kills it. This protects business you already have.
Our brokerage gives us a website. Is that enough?
It is the same template every agent in that office has, with the same words. It is fine for holding a bio. It will not rank you for anything, because nothing on it is yours.
We work mostly with buyers. Does any of this apply?
Less of it, and we would say so before you signed anything. Buyers live on the apps. The money in local search sits on the seller side, where people search a neighborhood, a value and an agent's name.
